Construction Progress Update with SKF Development
Our recent Open Day to officially launch Sceniq Park was a fantastic opportunity for the youngest members of our new community to road-test the exciting new playground, while locals and buyers alike explored the now completed homesites in Stage 1.
The event, a great way to connect at this new community asset, was attended by buyers, local residents, Tweed Shire dignitaries, project consultants and of course the development team responsible for Sceniq, SKF Development, there to celebrate their delivery of the first release in Sceniq and the ongoing sales success in this new Gold Coast-Tweed project.
Our journalist caught up with Calum Buchanan, Development Manager of SKF Development at the Open Day.
Calum has played an integral role in bringing the much-needed new Sceniq community into an undersupplied housing market, overseeing the planning and development of these 100 new homesites since SKF Development purchased this incredible, elevated 16ha Bilambil Heights site, which settled back in 2024.
Who better to do a quick project Q & A and ask why this Brisbane-based developer chose a northern NSW location to invest in, what he thinks Sceniq brings to the Gold Coast Tweed property market, and also why buyers love this new residential community, which is selling quickly.

It’s a bit of a celebration here today, Calum, congratulations to the SKF team. I was here a couple years ago at the sod-turning, and what you’ve achieved here since then is pretty special. Take us through what’s gone down here over the last couple of years, because Sceniq’s been very successful since then.
Yes, we’re very excited to unveil our first stage of Sceniq at Bilambil Heights today. The first 30 homesites out of 100 homesites here in Bilambil Heights.
Today we’re just gathering, bringing the community together to unveil Sceniq Park and showcase the quality of what we can achieve. Really pleased to bring everyone together upon completion of Stage 1.
The name says it all, doesn’t it? It’s really, very scenic around here isn’t it? We’re on this elevated site with the views and all the trees around us.
Yes, it’s beautiful. The views out to the ocean, towards the east, and then the mountains out to the west. SKF Development is very, very fortunate to have picked up this site. And we’re very excited to bring everyone out here and showcase what we can do.
Considering the exceptional site, the experienced project team involved, the price point, lot sizes and the overall lack of other land supply options across both the Gold Coast and Tweed, would you say it’s not surprising that it’s gone very well though?
Yes, the first stages sold very quickly. And land continues to be in demand. The response from the market when we first launched, was very quick. Enquiries through the roof.
We had feedback from property sites like realestate.com.au that compared to other estates across Australia, Sceniq was tracking very high, in the top 10, in terms of enquiry leads, it was number 1 in New South Wales at one point.
And land has been very well-priced as well?
We started at just over the $400,000 mark, then prices increased from there. Blocks around 600 square metres to 2,000 square metres as well, so not only just the sort of smaller size blocks, but larger size blocks as well. Key for families, owner occupiers – A very, very well-placed estate. Very close to amenities, infrastructure, the M1 down the road, the Gold Coast Airport down the road … Casuarina, Coolangatta.
Yeah, we, we love it here.
We can hear in the background kids laughing on the new playground, and there’s other amenities and schools close by … it is a little slice of heaven here, isn’t it?
Yeah, it is. We, we’re really excited about this one for families. I think Sceniq Park’s going to get its fair share of events and congregations like this one today with the kids enjoying the new play equipment. We’re excited about it.
You’re delivering on what is arguably the number one topic in Australia at the moment – housing supply at a reasonable price.
Yes, it’s still a reasonable price here. It’s been in the media long enough – housing is an issue across the country. But also, finding good quality projects like Sceniq – they’re very hard to come by. We’re very excited to unveil this new development and actually do our bit to contribute to delivering supply to meet the ever-increasing deficit.
Is there still some vacant land for sale in Sceniq? Take us through what’s happening in terms of the future development here and how people can still buy property here?
We’ve released four stages in total, and we’ve sold out about 75% of the entire development now. We’ve just released the last two stages of the 100 homesites to be delivered in total. So still around about 20-odd blocks left to sell now and it’s selling quickly. Again, the enquiry leads have been very strong on these final lots that are now under construction and due for completion next year

With final stages now under construction, Sceniq continues to provide new opportunities for families and homebuyers looking for land to build their future in the Tweed.
The final homesites in Sceniq are priced from $485,000* to $905,000*, with a range of aspects, sizes and views available. Construction commenced last month on the final two stages, expected to be completed by the end of this year, with settlements anticipated in 2027.
