SKF Development to acquire Sceniq Bilambil Heights site from Clarence Property

This elevated 16 hectare site at picturesque Bilambil Heights was recently placed under contract by Brisbane-based SKF Development, with the purchase from original developer, Clarence Property, due to settle in early 2024.

SKF Development was drawn to the Sceniq Bilambil Heights site on the Tweed Coast to strategically position the company to meet current strong demand for residential land on both sides of the Queensland border.

A construction certificate for the project issued by Tweed Shire Council in recent months has led to the commencement of preliminary demolition and clearing works on site, with civil works expected to begin in earnest in early 2024.

The $59 million development, set to take shape on an amalgamated 15.8ha site accessed by Walmsleys Road and Stott Street, will deliver 100 generous residential lots with an average size of 1,200sqm in a masterplan that incorporates a community park designed by Urbis Landscape Architects, which will be be completed with the first stage of homesites.

The Sceniq Bilambil Heights site is primed to create a collection of large, elevated homesites with panoramic ocean views and hinterland views.

“We are developing a range of homesites to suit a variety of home designs, from level traditional blocks to gently sloping homesites, as well as a handful of larger lots suited to pole homes,” said Eric Zhao, Director SKF Developments.

“Sceniq is designed to suit local families and upgraders looking for a tree-change while still offering easy access to the beach, schools and all infrastructure the Coast has to offer.”

Mr Zhao says Sceniq Bilambil Heights has already fielded a strong level of inquiry from locals who have been eagerly waiting for a start to the development.

Sceniq Bilambil Heights is among a dwindling number of active land estates across the Tweed, Gold Coast and Ballina regions, with the latest research from RPM Group showing a drop of up to 75 per cent in new land projects released over the past two years.

RPM Group says it has surveyed all land estates in the Tweed Shire with just five active land estates currently having a combined potential to produce and deliver a further 192 lots.

However, the researcher says this demonstrates an extreme undersupply, as Tweed Shire needs to produce an additional 14,694 dwellings to meet forecast population demand by 2041.

The population of Bilambil Heights alone is expected to grow by 80 per cent by 2041 requiring an additional 1,299 new dwellings.

RPM Group forecasts that the Tweed region is expected to benefit from Gold Coast residents spilling into northern NSW as population and housing shortages increase across the city.

“The Sceniq Bilambil Heights site is great acquisition by SKF Development,” said Clinton Trezise, Managing Director of RPM Group Queensland.

“Not only does the site have approvals to develop land in an undersupplied and high demand market, the site itself has very attractive natural attributes such as elevated views to the Pacific Ocean and surrounding mountains and valleys.

“As it is close to the NSW-Queensland border with easy connections to the coast, there will be significant interest from buyers once the proposed lots hit the market.”

SKF Development plans to leverage the prime location of Sceniq Bilambil Heights and enhance the outdoor lifestyle through a network of accessible walking paths which intersect at Sceniq Park, so all residents can enjoy an active and connected lifestyle.

Sceniq Bilambil Heights is also located within easy reach of the Terranora Broadwater and Terranora Creek, including the extensive Scenic to Peninsular Drive Cycleway that offers more than 3km of waterside pathways.

The new community will be just 10 minutes’ drive to Coolangatta Beach, and the heart of the southern Gold Coast’s retail and restaurant scene, with the Gold Coast Airport also close to hand just 10 minutes away and the M1 Motorway just six minutes’ drive, providing easy and direct access to a range of employment and lifestyle options.

SKF will progress the construction of the Sceniq project in accordance with the approved masterplan previously proposed by Clarence Property.
