Construction Edges Closer, but Rain Persists
Our incredible luck on site, where cracking bluebird days gave the civil team a great run through winter at Sceniq, quietly morphed into a soggy spring this year. Unfortunately, this trend continued with a pretty wet start to summer so far for the Gold and Tweed Coasts. In fact, it’s been unusually rainy across the whole Northern Rivers region these last few months. This inclement weather has slowed the run toward the finish line for the first two stages of vacant land under construction at Sceniq.
Despite less than desirable weather, earthworks on site have now reached 95%! On a recent site inspection, it was very clear that Sceniq’s first 48 homesites, roads, park and more are becoming the exciting reality that has been many years in planning.
Water mains connection points to all lots for future homes are complete along with Sewer and stormwater works – now also completed!
Topsoil is being placed to finished lot footprints – so we are now able to view each vacant lot’s unique contours. Roads have all been well and truly formed into their ultimate location throughout these elevated homesites, and whilst being hindered by weather, sub-grade on roads is ongoing with sub-base 90% complete and Kerbs to the roads are 50% complete. Retaining wall footings and blockwork are also now finished. Undergrounding the overhead powerlines which formerly ran across the Bilambil Heights site is well underway.
Whilst some ongoing and upcoming works (like sub-grade and pavement works as well as finalisation of kerbing) are subject to weather, it is great to see that despite challenging weather conditions, so much has already been completed by local civil contractor, CD Civil (who delivered nearby projects such as Scenic Ridge, Altitude at Terranora and the Tweed Valley Hospital).
Weather delays mean Stage 1’s estimated completion at the end of 2024 will likely be pushed into the first calendar quarter of 2025, with settlements to occur shortly after. We will of course keep all buyers and interested parties informed in advance of the completion and settlement timeline.
Sceniq’s first residents will still be able to commence building on their new homesites in the first half of 2025.

SCENIQ IS NOW 75% SOLD
Louise, our dedicated project sales consultant, was excited to let us know that land sales are continuing at a steady pace. Over 75% of homesites are now sold, reflecting strong local demand for well-located, well-priced elevated residential lots for sale in the Gold Coast City / Tweed Shire.
She noted land sales are being driven by owner occupiers planning to build their forever home in this amenity-rich location, enveloped by nature. With limited new vacant land available for sale across the Gold Coast and Tweed Coast region, enquiry continues to be strong at Sceniq, where just 11 homesites now remain for sale.
