Sceniq boosts Gold-Coast Tweed land supply + Sceniq Park opens
A good news story for the undersupplied Tweed-Gold Coast housing market.
Brisbane developer SKF Development celebrated the runaway success of its $63 million Sceniq Bilambil Heights residential subdivision with the practical completion of Stages 1 and 2, in a major boost to the supply of housing for the Tweed region.
The delivery of 48 new homesites follows rapid sales uptake, where pent-up early demand from local Tweed and Southern Gold Coast buyers drove a quick sell-out of the first 30 homesites in Stage 1, and all but two homesites in Stage 2.
Stage 1 is going through the last administrative phases, to be ready to settle, with Stage 2 settlements to follow.

Delivery of new homesites and community amenity
“After many years in planning and construction, we are thrilled to welcome the first residents to their new addresses at Sceniq during a critical period for the housing market in the region.
“We look forward to seeing the first homes taking shape soon in this well-connected new Tweed community,” said SKF Development Manager Calum Buchanan.
Located on a 15.8ha site accessed via Walmsleys Road and Stott Street, Sceniq will ultimately deliver 100 homesites, with many of the lots offering ocean or hinterland views.
Stage 1 includes the delivery of Sceniq Park, a community park and playground with views to the coastline, which is now open for residents to enjoy an active and connected lifestyle.

At the recent Open Day, Chris Cherry, Mayor of Tweed Shire Council, welcomed Sceniq’s first residents to the area, noting the community has been essential to meeting demand for new housing at such a critical period for the market.
Mayor Cherry said, “it’s wonderful to not only open this exciting new public playground, which provides essential new infrastructure to the Bilambil Heights community, but also to see the delivery of much-needed new property options to the area to meet the ongoing growth we are experiencing in the Tweed Shire”.
“It was a pleasure to meet and welcome some new residents to the Tweed, and I also saw some familiar faces from within the area, who are choosing to build a new home in a community they already love.”
The new playground received the tick of approval from the community’s youngest residents, who were keen to put the playground equipment to the test at the recent May Open Day.
Stage 1 buyers on why they chose to build on land in Sceniq
“We are creating a truly special place at Sceniq Bilambil Heights, and we’re so pleased that buyers have recognised the rarity of securing a homesite such as these across the Gold Coast Tweed region,” said Mr Buchanan.

At the recent Open Day, Wade Richardson, a Stage 1 buyer there with his young family told us, “we’re planning our family home for the longer term.”
“We’re stoked, we live in the area in a small duplex and are upgrading for when the kids grow up. We were originally looking at an existing home in the area, but found that for not much more we could build new.”
“We got a big block for good value and we get to stay in the area and with plenty of space.”
“We’re always at the beach, so we love that we’re so close to the beach at Sceniq, and the new park’s going to be great for our one and three year olds for the next few years.”
Another Stage 1 purchaser, recently Luke told us, “I grew up on the Tweed, and always wanted to settle here, and raise my kids in a town near the mighty Tweed River with close access to the ocean for my hobby of offshore fishing”.
“What stood out most about Sceniq, was being able to purchase a block on top of the hill with a modest slope that’s not too difficult or expensive to build a dwelling on, with views of the Tweed River and ocean while being just a 10-minute drive to the beach at Coolangatta.”
“We plan to build a family home to live in that will make the most of the views, be functional and have enough space for our kids and dog to play safely in a yard.”
In the wake of strong sales in the first two stages, the final two stages were recently launched to meet the ongoing enquiries for well-located quality land, delivering an additional 52 homesites to the market.
The opportunity to secure a homesite at this flagship address is quickly disappearing, with 14 homesites in Stage 3 selling in just weeks, and a further 18 homesites already sold in Stage 4.

The final homesites in Sceniq are priced from $485,000 to $905,000, with a range of aspects, sizes and views available. Construction commenced last month on the final two stages, expected to be completed by the end of this year, with settlements anticipated in early 2027.
